Latitude has submitted a planning application to Westminster City Council for the redevelopment of part of 21–31 Woodfield Road in Maida Hill. The scheme provides fourteen affordable homes, all at social rent and ranging from one to four bedrooms, alongside creative studio workspace at ground and basement level addressing Woodfield Place.

The five-storey building is topped by a set-back upper floor and expressed in brick, with glass-fibre-reinforced concrete detailing and a zinc-clad upper level. Rusticated corners and a strong vertical rhythm reference the historic grain of the surrounding streetscape. A shared courtyard garden provides communal amenity, including playspace and allotments, while photovoltaic panels and green roofs contribute to a target of BREEAM Excellent.
